Offer Freebies
Everybody likes free stuff, but your freebie does not necessarily have to be a free month of rent.  Think of something that requires a little more thought, such as a gift card at the local grocery store or a fruit basket.  These tokens of appreciation take very little time and effort but will likely be very much appreciated.
